Salal LandingSalal Landing<div class="ExternalClass07E3C709CBCA4C3D81A06BD8BF754999"><p>​Metro Vancouver Housing is developing a new affordable, family-oriented, rental housing project at its property at 2481 Welcher Avenue in Port Coquitlam. The project will involve a five-story apartment building with 63 homes. The building is thoughtfully designed to consider the existing neighbourhood context, views, and access to the adjacent park. Homes will include a mix of sizes, with a focus on larger family units and age-friendly design to support people of all ages and abilities.</p><p><strong>Partners in Affordable Housing<br></strong>Metro Vancouver Housing is partnering with BC Housing to deliver this project at Welcher Avenue. The Province is contributing funds and Metro Vancouver Housing is contributing both funds and the land. ​<br><br></p></div><div class="ExternalClass76E7339BD9BD48BE9DDD4B2F5670E201"><ul><li> <strong>Sustainability:</strong> The building is designed to meet <a href="https://energystepcode.ca/" target="_blank">BC Energy Step Code 4</a> ('Net Zero ready'), balancing affordability with energy-efficient design to support tenant comfort and support climate action.</li><li> <strong>Accessibility: </strong>All homes will be either accessible or meet universal design standards. This will support people with disabilities, and support seniors to age in place.<br></li><li> <strong>Affordability: </strong>The project received funding through the BC <a href="https://www.bchousing.org/projects-partners/Building-BC/CHF" target="_blank">Housing Community Housing Fund</a> which will provide the following levels of affordability:</li><ul style="margin-bottom:5px;"><li>30% of units will be used for Moderate Income households</li><li>50% of units will be for Rent-Geared-to-Income Units allocated to Low Income households</li><li>20% of units will be allocated to Deep Subsidy Income households</li></ul><li> <strong>Amenities: </strong>Indoor and outdoor tenant amenities will provide flexible, multi-use spaces for people of all ages and include features such as a lounge area, shared kitchen, shared laundry, bookable meeting/event space, outdoor plaza and seating, attractive landscaping, and community gardens.</li><li> <strong>Unit features: </strong>All units will include large in-suite storage (suitable for strollers), kitchen appliances (fridge, stove, dishwasher), vinyl plank flooring, and balconies/patios.</li></ul></div>https://metrovancouver.org/services/housing/PublishingImages/WelcherAve.jpg, Welcher https://metrovancouver.org/services/housing/PublishingImages/WelcherAve.jpg<div class="ExternalClass90A5E74650474DFBB4960B4054B96BBE"><p>Metro Vancouver Housing and contractors will align with the Port Coquitlam Noise Control Bylaw and respect the neighbours by keeping work noise to the following periods:</p><ul><li>7:00 am to 7:00 pm Monday-Friday</li><li>9:00 am to 7:00 pm Saturdays</li><li>No construction is permitted on Sundays and statutory holidays<br></li></ul><p> <a href="https://www.portcoquitlam.ca/wp-content/uploads/2017/01/Noise-Control-Bylaw-No.-2891.pdf">City of Port Coquitlam Noise Control Bylaw</a><br></p></div><div class="ExternalClass85F19E6F83224A79AA23AE51BF7867DA"><p>Community members and neighbours were consulted through the Development Permit approvals process.
