Understanding the current housing stock in Metro Vancouver is key to supporting diverse and accessible housing options for future homeowners. As homes age, they become more likely to be redeveloped, often resulting in changes to the types and ages of dwelling units within member jurisdictions. Census data provides valuable insights by showing the number of owner-occupied homes by building type and the ages of those units, helping planners and policymakers track trends and anticipate future housing needs.

Key observations

  • Between 2016 and 2021, there was a decrease of 3,600 owner-occupied single detached units in the region. During the same period, the number of owner-occupied apartments with five or more storeys increased by 14,975 units, apartments with fewer than five storeys increased by 9,435 units, and row houses increased by 8,220 units.
  • Nearly 20% of Metro Vancouver’s owner-occupied dwellings in 2021 were built over the past 10 years (2011 – 2021).
  • More than half (55%) of owner-occupied dwellings in the region were built in the past 30 years (between 1991 and 2021).
  • The areas with the greatest proportion of newly built owner-occupied housing stock (built between 2016 and 2021) were scəẃaθən məsteyəxʷ (Tsawwassen First Nation), Electoral Area A, the Township of Langley, Burnaby, Coquitlam, and Surrey.
  • The areas with the greatest proportion of older owner-occupied housing stock (built prior to 1961) were the District of North Vancouver, West Vancouver, Vancouver, and New Westminster.
