​Analyzing owner-reported home values from the 2021 Census provides insights into regional housing affordability and the relative cost of different dwelling types. Although these estimates do not reflect current market prices, they reveal how homeowners valued their properties at the time. The data highlights variations in median home values across Metro Vancouver and shows how values differ by housing form, offering a snapshot of perceived housing value across the region.​​​

Key observations

  • The median home value in Metro Vancouver was over one million dollars in 2021 – 132% greater than Montreal and 7% greater than Toronto.
  • The highest home values were reported in the District of North Vancouver, Electoral Area A, Vancouver, and West Vancouver.
  • The City of Langley, New Westminster, and White Rock include the largest proportions of homes valued at less than $500,000.
  • Across all jurisdictions, single-detached homes had the highest median values, with their estimated worth ranging from 44% to 233% higher than the next most expensive housing type – row houses.
