Historical trend in residential property sales by housing type

Residential property sales by housing type in the Greater Vancouver and Fraser Valley real estate areas

Change in residential property sales and benchmark prices by real estate area

Key observations

  • Regional home sales remained relatively stable over the past year (2023 – 2024), increasing by 0.3% overall.
  • Similar to previous years, half (48%) of 2024 regional home sales were apartments, followed by single-detached homes (30%).
  • About two-fifths of the region’s home sales in 2024 were split between Vancouver and Surrey. Most home sales across Metro Vancouver, including 60% of Vancouver’s total sales, were apartments.
  • The greatest number of single-detached and semi-detached/row house sales were in Surrey (about 25% of the region’s sales each).

Notes

  • The glossary provides definitions of each technical term, ensuring consistent interpretation.
  • Jurisdiction and Metro Vancouver totals may not equal the sum of individual values due to rounding, data suppression, or the omission of smaller data points to maintain visual readability. If a geography is not listed or appears missing, the associated data was either unavailable or did not meet reporting thresholds.
  • Proportion percentages are calculated using available data and may exclude instances of missed or suppressed data.
  • Geographic areas used by the Real Estate Boards are not reflective of regional government boundaries. The Fraser Valley Real Estate Board includes Abbotsford, Mission, Langley*, Surrey*, White Rock**, and Delta (North, excluding Ladner ). Greater Vancouver Realtors includes Bowen Island, Burnaby*, Coquitlam, Ladner — Delta (South), Maple Ridge, Pitt Meadows, New Westminster, North Vancouver*, Port Coquitlam, Port Moody*, Richmond, Vancouver (East and West), and West Vancouver*.
  • * Langley includes both the City and Township of Langley, North Vancouver includes the City and District of North Vancouver, Port Moody includes Belcarra, West Vancouver includes Howe Sound, and "Surrey (Combined)" includes North Surrey, Central Surrey, Cloverdale, and South Surrey (excluding White Rock).
** The values for "South Surrey" were calculated from other Surrey values, and the values for "White Rock" were calculated by excluding the South Surrey value — use with caution.
