The data below shows household income groups based on the after-tax median total household income from the 2021 Census of Population. In 2020, the regional median household income was $90,000.

This data explores the income group distribution across the region for all households, renter households, and owner households. It also highlights households that qualify for subsidized housing if their income falls below the ​BC Housing Income Limits​.

Key observations

  • Across Metro Vancouver, 22% of all households had incomes below $45,000 in 2020. Most households with incomes under $45,000 live in the region’s largest municipalities: Vancouver, Surrey, Burnaby, and Richmond.
  • The villages of Belcarra, Anmore, and Lions Bay, and the District of North Vancouver have the highest proportions of households with incomes of $125,000 or above.
  • In Metro Vancouver, renter households were equally as likely to have incomes over or under the regional median household income ($90,000). Meanwhile, almost three-quarters of owner households had incomes over the regional median household income ($90,000).
  • The City of Langley, White Rock, New Westminster, and Pitt Meadows have relatively larger proportions of renters with incomes under $90,000, while Port Moody, scəẃaθən məsteyəxʷ (Tsawwassen First Nation), District of North Vancouver, and the Village of Lions Bay have relatively larger proportions of renters with incomes of $90,000 or more.
  • In contrast, the villages of Anmore, Belcarra, Lions Bay, and the District of North Vancouver have relatively larger proportions of homeowners with incomes of $90,000 or more.
